Case study – 80 m² attic transformation into an open-concept master sanctuary with bespoke dressing and luxury bath
Located in the tranquil village of Peppange within the Roeser commune, this detached property contained an 80 m² uninsulated attic used solely for storage. As their family expanded, the homeowners sought to convert the upper roof volume into a dedicated master suite retreat complete with a king bedroom, bespoke dressing room, open-concept spa bathroom, and reading lounge.
Terrexo Construct executed the complete transformation over a 12-week schedule, managing floor joist structural reinforcement, high-performance thermal insulation, and custom cabinetry fabrication.
Floor joist structural reinforcement and acoustic impact dampening
The existing timber floor structure was surveyed and reinforced with engineered timber sistering to guarantee structural rigidity and eliminate floor deflection. A dry-screed acoustic subfloor system featuring dense wood-fibre impact underlays was installed, significantly reducing impact noise transmission to the children's bedrooms below.
Dual-layer roof insulation and summer climate control
The roof rafters received a cross-layered insulation envelope combining mineral wool and wood-fibre boards (260 mm total thickness), sealed with a continuous smart vapour-control membrane. Four automated Velux roof windows with acoustic glazing and external solar-powered roller shutters provide precise thermal and daylight management throughout the seasons.
Open-concept spa bathroom with freestanding bath and wetroom shower
The luxury bathroom was integrated seamlessly into the master suite layout. It features a sculptural freestanding composite bath positioned beneath a skylight, a flush walk-in wetroom shower tiled in large-format limestone porcelain, and a custom solid oak vanity with concealed matte-black thermostatic fittings.
Custom under-eave joinery and built-in storage optimization
To fully utilize the low-eave zones without cluttering usable floor area, our joinery team custom-crafted continuous under-slope cabinetry along the perimeter walls. Featuring touch-latch handleless doors and soft-close drawers, this built-in storage maximizes capacity while maintaining clean architectural sightlines.
