Case study – Transformation of an 80 m² roof space into a two-level master retreat under a 7-metre ridge height

Set in the picturesque commune of Dalheim in south-eastern Luxembourg, this detached home featured an extraordinary raw attic space with an impressive 7-metre apex height under the main timber rafters. The homeowners commissioned Terrexo Construct to convert this uninsulated loft into a multi-functional luxury living space comprising an open-plan lounge, a private guest bedroom, a full bathroom, and a suspended mezzanine study.
Terrexo Construct delivered the project in 12 weeks through custom steel-and-timber structural engineering designed to celebrate the dramatic vertical volume.
Structural mezzanine engineering and architectural steel stair
To harness the 7-metre roof height, our engineering team designed and erected a structural steel mezzanine frame with IPE beams anchored directly into the perimeter masonry, overlaid with engineered acoustic floor decking. The 18 m² mezzanine workstation is reached via a bespoke central-spine steel staircase featuring solid oak treads and slim steel wire balustrading.
Dual-aspect natural daylighting and automated roof windows
Six oversized automated Velux roof windows with integrated solar shading and rain sensors were installed in paired arrays on opposite roof pitches. This delivers abundant natural light down to the ground living space and upper mezzanine level while enabling effective cross-ventilation via the stack effect during summer.
High-density acoustic and thermal roof insulation
The rafter system was insulated using 260 mm high-density cellulose insulation combined with rigid wood-fibre sarking boards, delivering a 10-hour thermal phase shift against summer heat gain. A continuous intelligent airtight membrane was taped and sealed to ensure compliance with strict Luxembourg building energy codes.
Complete turnkey interior fit-out and building services
The 80 m² layout incorporates an intimate lounge, a generous bedroom with bespoke under-eave storage cabinetry, a contemporary walk-in shower room, and an independent wall-hung cloakroom. All sanitary pipework, electrical conduits, and multi-split climate controls were concealed within acoustic wall linings.
