Terrexo Construct was commissioned by the owner to completely transform a house in the Hamm district. The project was subject to strict regulatory constraints, as the area is a protected zone.
Intervention strategy
Approximately 80% of the existing structure was demolished, retaining only the street-facing façade wall in line with urban planning and heritage requirements. The entire building was then rebuilt from scratch behind this preserved façade.
Major structural transformation
The original 80 m² of living space was completely redesigned and expanded to 240 m². This reconfiguration required an entirely new building concept, integrating structure, volumes and energy performance.
Works and techniques implemented
- Partial, controlled demolition of the existing structure
- Complete reconstruction of the load-bearing structure
- Underfloor heating system
- Mechanical ventilation with heat recovery (MVHR)
- Full renovation to contemporary standards
- Comprehensive energy optimisation of the building
Energy performance
The project achieved a significant improvement in the building's energy rating through a combination of modern technical solutions and a high-performance building envelope.
This intervention transformed an old house into a high-capacity contemporary dwelling combining energy performance, modern comfort and respect for the site's architectural constraints.
