Case study – Transformation of an 80 m² house into a 240 m² contemporary residence behind a preserved heritage facade
Located in the protected historic residential enclave of Hamm in Luxembourg City, this project operated within a sensitive regulatory framework. The original 80 m² dwelling was governed by municipal conservation rules under the Plan d'Aménagement Général (PAG), which mandated the preservation of the street-facing heritage facade.
Terrexo Construct executed a structural tour-de-force: demolishing 80% of the dilapidated rear building while underpinning and preserving the historical facade, and reconstructing a contemporary 240 m² high-performance residential home behind it.
Heritage preservation and heavy structural shoring of the facade
Works began by erecting a structural steel 3D shoring framework to anchor the exterior stone facade before demolition commenced. The deteriorated internal structure was dismantled with vibration-free techniques to prevent structural stress. Reinforced micro-piles and new concrete foundation pads were cast to support the new construction.
Structural reconstruction and tripling of usable living space
Behind the preserved and restored historical frontage, a modern superstructure incorporating insulated blockwork and structural steel was built across three storeys, tripling the floor area from 80 m² to 240 m². The new layout features an expansive double-height lounge, a designer kitchen, four bedrooms including a master suite with a private terrace, and three luxury bathrooms.
High-performance energy envelope and building services
The new construction achieved exceptional thermal metrics through continuous external envelope insulation, a high-spec roof system, mechanical heat recovery ventilation (MVHR) achieving >88% thermal recovery, and an inverter air-to-water heat pump servicing zoned underfloor heating on every floor.
Architectural dialogue between historic fabric and modern glass design
The residence achieves a seamless dialogue between its historical street identity and a light-filled contemporary garden elevation featuring floor-to-ceiling thermally broken aluminium sliding glass panels. Interior finishes feature solid oak parquetry and bespoke architectural joinery throughout.
A landmark transformation that honors the heritage of Luxembourg-Hamm while delivering a light-flooded, ultra-efficient, and expansive contemporary architect-designed home.
