Set in the green residential valley of Rollingergrund, moments from Luxembourg City center and the Kirchberg financial plateau, this project represented a major real estate investment. An original 120 m² single-family home was extensively extended, heightened, and restructured to create a 420 m² high-yield co-living residence comprising ten private luxury en-suite bedrooms, expansive communal living and dining areas, and top-tier AA+ energy performance.

Heavy structural extension, hillside earthworks, and concrete framing
The project required partial demolition, significant hillside retaining earthworks with reinforced concrete retaining walls, and the erection of a four-storey modern superstructure. This expanded the floorplate from 120 m² to 420 m², incorporating full acoustic floor slabs, a technical elevator shaft, and an internal fire-rated protected staircore complying with strict commercial safety standards.
10 bespoke private en-suite bedrooms and communal amenities
Each of the ten private rooms is fully self-contained, featuring a bespoke double bed with integrated storage, a built-in workstation with high-speed Cat6 networking, and a private walk-in wetroom shower room. Shared zones include a dual-station chef's kitchen with quartz surfaces, an expansive lounge, and a dedicated laundry facility.
AA+ energy rating: geothermal heat pump and commercial MVHR
Achieving the prestigious AA+ Energy Performance Certificate rating required 200 mm continuous external insulation (ETICS), high-spec triple-glazed acoustic windows, a ground-source geothermal heat pump system, and centralized commercial heat recovery ventilation (MVHR) exceeding 90% thermal efficiency.
Complete turnkey workshop furniture fabrication and onboarding
The Terrexo workshop custom-fabricated all cabinetry across all ten suites and common spaces: integrated oak headboards, floating desks, full-height wardrobes, and communal kitchen joinery with commercial-grade appliances. The residence was delivered move-in ready for immediate tenant occupancy.
