Situated in the highly desirable residential quarter of Merl in Luxembourg City, this multi-family residential building comprised three 80 m² apartments with outdated 1980s interiors and legacy building services. The property owner engaged Terrexo Construct to carry out a coordinated, simultaneous renovation across all three units to upgrade living standards, enhance rental yields, and permanently elevate building capital value.

Open-concept spatial restructuring and dual-aspect living zones

The floor plan of each 80 m² apartment was opened up by removing obsolete dividing walls, merging former kitchen cubicles into expansive open-concept living, dining, and cooking spaces. New acoustic-rated drywall partitions were erected to define two generous double bedrooms and an integrated utility cupboard in every flat.

Complete building services renewal: electrical, plumbing, and heating

All internal plumbing runs, risers, and electrical cabling were replaced from the main intake. Each apartment was equipped with a dedicated modern distribution board, LED lighting circuits, and insulated multi-layer acoustic sanitary pipework to eliminate inter-apartment water noise.

Bespoke designer kitchens and luxury walk-in wetroom bathrooms

Custom contemporary kitchens were fabricated and installed across all three flats, featuring durable quartz worktops, handleless cabinetry, and integrated energy-efficient appliances. The bathrooms were fitted with large-format porcelain walk-in wetroom showers, wall-hung natural oak vanity units, and illuminated LED mirrors.

Inter-floor acoustic decoupling and durable architectural finishes

To guarantee acoustic privacy between residential levels, old floor coverings were removed and replaced with high-performance acoustic underlays beneath brushed engineered oak flooring. All walls and ceilings received smooth plaster skimming and washable low-emission mineral paint coatings.

Simultaneously renovating all three apartments reduced site overheads and vacancy downtime, creating three highly desirable contemporary residences that were immediately let at top market rates in Merl.
