Case study – 200 m² deep renovation, screed removal, underfloor heating, and 3 bespoke bathrooms
This 200 m² two-storey detached family residence in Sandweiler required an extensive technical and architectural modernisation. Built in the 1970s, the home had an obsolete segmented layout, significant envelope heat losses, and deteriorated plumbing and electrical systems. The homeowners sought to thoroughly reorganize interior volumes into an open-plan, energy-efficient, and contemporary family environment.
Terrexo Construct delivered full turnkey general contracting over a 24-week execution schedule, overseeing structural demolition, thermal upgrading, and refined architectural finishes.
Screed removal, subfloor insulation, and whole-house underfloor heating
Works commenced with the complete removal of existing screeds and flooring down to structural concrete slabs across both levels. High-density PIR floor insulation boards were installed, followed by a continuous low-temperature hydronic underfloor heating pipe network. A self-levelling liquid screed was then poured to provide a perfectly level surface with optimal thermal conductivity.
Spatial repartitioning and acoustic-insulated drywall construction
The ground-floor layout was opened up by removing non-structural dividing walls, creating a continuous 65 m² living, dining, and kitchen space. On the upper floor, new metal-stud partitions with high-density acoustic mineral wool insulation were erected to configure spacious children's bedrooms, a dedicated home office, and an expansive master suite.
Design and turnkey installation of 3 contemporary bathrooms
The project incorporated the creation of three complete bathrooms tailored to modern family living: an en-suite master bathroom with an oversized walk-in wetroom shower, a main family bathroom featuring a double vanity unit and deep soaking tub, and a ground-floor guest powder room. All pipework was replaced with insulated, multi-layer press-fit systems.
Plaster resurfacing, eco-friendly paints, and engineered oak floors
All internal wall surfaces and ceilings were fully skimmed, sanded, and finished with eco-certified low-VOC mineral paints. Brushed and oiled engineered oak flooring was installed across living areas and bedrooms, complementing the large-format porcelain stoneware tiling in wet zones.
