Case study – Transformation of a 380 m² residence into a premium 6-suite hospitality property
Situated in the residential commune of Walferdange just north of Luxembourg City, this expansive 380 m² single-family home underwent a complete architectural and structural conversion. The property owner commissioned Terrexo Construct to transform the residence into a high-yield, upscale short- and medium-term rental property comprising six self-contained private suites, communal social spaces, and independent culinary facilities across each floor.

Complete spatial reconfiguration into 6 private en-suite units
The project required the removal of non-load-bearing internal partitions across all three levels to establish an optimized multi-unit layout. Six independent luxury suites were engineered, each featuring a dedicated sleeping quarter, integrated workstation, built-in storage, and a private walk-in shower room with custom stone-top vanity units and wall-hung sanitaryware.
Multi-zone MEP infrastructure and dedicated kitchens on each level
To provide operational flexibility and guest autonomy, bespoke fitted kitchens with integrated high-grade appliances and quartz worktops were installed on each floor. Electrical distribution and sanitary plumbing were re-engineered from the incoming mains, incorporating sub-metering, dedicated floor consumer units, and a unified enterprise-grade Wi-Fi/Ethernet network throughout.
High-performance acoustic decoupling and thermal comfort
Multi-tenant hospitality demands exceptional acoustic privacy. Terrexo Construct implemented independent twin-stud acoustic drywall partitions packed with high-density mineral wool insulation and soundproofing plasterboard, achieving acoustic attenuation exceeding 52 dB between adjacent suites. Floor assemblies were retrofitted with floating screeds and resilient impact-dampening underlays.
Rigorous turnkey site coordination within commercial delivery milestones
Delivered across a demanding 32-week schedule, on-site operations were coordinated by a dedicated Terrexo site supervisor. This single-source delivery gave the investor complete budget predictability and enabled immediate rental onboarding upon final handover.
